Can I switch between landlord and renter accounts?

Accepted Answer

Yes, one account can hold both landlord and tenant profiles. Switch between them anytime from the profile picker (/select-profile); the active role then opens its own dashboard, (/dashboard) for landlords or (/tenant-dashboard) for tenants.

How does billing work?

One plan, per property: $22 a month or $240 a year, billed up front for the full period. Your subscription quantity tracks your non-archived properties in Leasily, whether vacant or tenanted, billed the same. Add one and the next invoice grows; archive one and it shrinks. See (/pricing).

Who gets the 14-day free trial?

First-time landlord accounts whose email hasn't been registered with Leasily before get the 14-day free trial. If you cancel and come back later, you can restart billing on the same account, but the trial does not reset. See (/pricing) for the full breakdown.

Can I switch between monthly and annual billing later?

Accepted Answer

Yes. Open the Manage subscription dialog from the Plan section of your account page (/dashboard/account) and pick the other billing period. The new rate takes effect at your next renewal, and your current period stays on the price you started with. Your properties, leases, and rent schedules keep running.

Does Leasily send legal notices or act for the landlord?

Leasily doesn't act as your agent or replace legal advice. It can prepare breach, entry, vacate, and rent-increase notices, file the record, and notify your tenant inside the app, but the decision to issue and the formal service step stay with you (/self-management-explained).

How does automated rent collection work?

Accepted Answer

After the lease is signed, the tenant authorises an automatic bank debit and you set the rent schedule, with collected rent paid to your connected bank account. Leasily handles reminders and payment status in the rent ledger, and failed debits are retried automatically before any remaining issue appears in the landlord dashboard (/dashboard/payments). What happens if a tenant payment fails?

Accepted Answer

If a tenant payment fails, Leasily retries it automatically on a schedule you set and notifies both you and the tenant each time. If the retries run out, the installment is marked overdue in the platform and automatic collection pauses, so you can manually retry, record a payment made outside Leasily, waive it with a note, or open a repayment plan from the lease in your payments dashboard (/dashboard/payments).

How are late payments handled?

After a payment's due date passes with no successful charge, Leasily marks the installment overdue after a one-day grace period and keeps sending operational reminders on the cadence you set. The full record stays visible on your Payments page (/dashboard/payments), and formal breach notices or any legal action are not generated automatically: those go through the Arrears actions on that same page when you decide to escalate.

What happens if a tenant disputes a rent charge?

If your payment processor reports a dispute or reversal on a rent charge, Leasily marks the payment as failed and reopens the arrears item, then notifies you so you can follow up (/dashboard/payments). Evidence submission and the final outcome sit with your payment processor's dashboard, not Leasily.

Why do I need autopay before my lease goes active?

Accepted Answer

Leasily needs an active payment method before it can activate the tenancy, because the rent schedule is created when the lease goes live. Set up recurring debits from your bank account through the payment setup page linked from your tenant checklist (/tenant-onboarding).

Question 14

What if my bank account has insufficient funds or the debit setup stops working?

Accepted Answer

If a debit fails, Leasily marks the payment as failed and schedules the next retry, which shows up on your bills page (/tenant-dashboard/bills). After 3 failed attempts automatic collection is paused, and you'll need to set up a new bank account from your tenant dashboard before it can resume.

Can I delay a rent payment myself?

Accepted Answer

No. Payment dates come from the signed lease, so you can't shift one yourself. Talk to your landlord if you need a change; they can record a payment made outside Leasily or waive a cycle with a reason attached. Your schedule is on (/tenant-dashboard).

What if I dispute a chargeback through my bank?

Accepted Answer

If you dispute a chargeback through your bank, your bank or payment provider handles the dispute. Leasily updates the affected payment to a failed status in your bills (/tenant-dashboard/bills) and notifies your landlord, but it cannot influence the outcome. Your rent obligations come from your lease and the applicable law, not from any status Leasily shows.

Why do landlords need identity verification?

Accepted Answer

Australian law requires identity and bank verification before rent can be paid out to your account, so Leasily collects this through a secure setup flow in your account settings (/dashboard/account). Once verified, rent is deposited directly to your nominated Australian bank account.

Question 18

What details are required for setup?

Accepted Answer

You'll need your legal name, date of birth, Australian address, bank account details, and photo ID (driver licence or passport). Business entities will also be asked for their Australian Business Number (ABN, the company's tax identifier) and company details. Start the flow from Payouts in your account settings (/dashboard/account).

How long does onboarding take and what if it fails?

Accepted Answer

Most setups finish in minutes, and the few that need a manual check wrap up within 1 to 2 business days. If something gets rejected, your account page (/dashboard/account) shows exactly what's missing so you can fix it and retry.

Question 20

Does setup expire if I leave it unfinished?

Accepted Answer

For security, onboarding links expire if you don't finish setup. Open Payouts on your account page (/dashboard/account) and click Set up payouts to get a new link and continue verification.

Is my data secure?

Accepted Answer

Yes. Your account uses authenticated sign-in, role-based access, and server-side checks, and your records sit behind provider-level encryption with audit logging. Who can see my property information?

Accepted Answer

Your property information is visible to the landlord who owns the property and the tenant assigned to its tenancy. Files follow their sharing settings, and service providers may process only the information needed to run the relevant feature; see the Privacy Policy (/legal/privacy) for other disclosures.

How are payments processed?

Accepted Answer

A certified payment processor handles the bank debit and the payout. Leasily takes care of scheduling, day-before reminders, retries on the schedule you set, and the status updates you see in the ledger (/features/rent-collection).

What happens to my data if I cancel?

Accepted Answer

Before you close, download a full export from Account → Data export. After closure, your profile and login are removed; financial and tenancy records are kept for up to 7 years to meet Australian record-keeping rules, and legal holds can extend that.
