agent_cost = annual_rent × (agent_fee% ÷ 100)

leasily_cost = per-tenancy plan price × tenancies

estimated_saving = agent_cost − leasily_cost

  • Agent management fee: applied as a percentage of rent collected. Australian agencies commonly quote management fees in the 7%–12% range; the slider default reflects the middle of that range. Adjust it to match a written quote.
  • Letting, re-letting, advertising, inspection, statement, and lease-renewal fees: not included in the calculator. Some agents bill these separately; adding them would change the agent-side figure. We exclude them so the math stays transparent.
  • Leasily cost: pulled from the current published per-tenancy plan price on the billing cycle you select. No percentage component, no per-property charge beyond active tenancies.
  • Source of fee ranges: the 7%–12% management band is a representative range from public Australian property-management fee guides; specific rates vary by state, agency, and individual contract. Always verify against your own quote.
